One part of the Primary market is moving faster with less supply

The National Association of Realtors put national supply at 4.9 months. One ZIP code in your Primary market is sitting at 3 months. That gap is worth knowing, whether your timeline is short or your home is already listed.

ZIP 29926 is the tighter part of the market

The Real Estate Data Aggregator counted 192 homes for sale in ZIP 29926 during the three months ending August 31, 2026 - down 17.2% from the same months in 2025, which is the sharpest inventory drop of any ZIP code in this market.

Pending sales in ZIP 29926 rose 6.1% year over year, according to the Real Estate Data Aggregator, while the Primary market as a whole was up a smaller 3.4%. Buyers in 29926 are moving.

That 34.1% is up 8.1 points from a year ago, per the Real Estate Data Aggregator. More than 1 in 3 homes did not sit. That matters when you are setting a price or a timeline.

ZIP 29910 actually has the least supply at 2.9 months, per the Real Estate Data Aggregator, down 1.3 months from a year ago - and sales there rose 19% year over year. It is moving too, just at a lower price point, with a median of $570,000.

ZIP 29928 tells a calmer story. The Real Estate Data Aggregator counted 5.2 months of supply there, above the national figure the National Association of Realtors reported. Pending sales were down 9.5% year over year. Homes are still selling, but buyers have more room to choose.

What is happening with rates

Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That is the backdrop every buyer in this market is working with, and it shapes how many can move quickly even when they want to.

The whole Primary market is still moving

Across all four ZIP codes, the Real Estate Data Aggregator counted 1,163 homes sold and 1,146 pending sales in the three months ending August 31, 2026 - with sales up 6.8% and pending sales up 3.4% from the same period in 2025. Inventory fell 9.3% overall. The market is not standing still.

ZIP 29909 had the strongest pending sales gain at 10.5% year over year, per the Real Estate Data Aggregator, and its median price rose 8.9% to $520,000 - the biggest price gain of any ZIP in this market. Not every part of this story is slow.

What this means for your timeline

If you are selling in ZIP 29926 or 29910, where supply is tightest and buyers are moving fastest, pricing and preparation still matter - because a well-priced home in a tight market can go under contract quickly, while an overpriced one will still sit. The Real Estate Data Aggregator shows the average sale in 29926 closing at 96.8% of list price, which means the room to recover from a high starting price is real but not large.
