One part of the Lowcountry is moving faster than the rest

These numbers cover the three months ending August 31, 2026, so you are reading what actually happened in your market this summer, not a forecast.

Freddie Mac put the 30-year fixed rate at 7.40% as of October 15, 2026 - and even with that, the Real Estate Data Aggregator counted 3 months of supply in ZIP 29926, which covers the mid-island and Hilton Head Plantation area of Hilton Head Island, while the rest of the Lowcountry is carrying more inventory than that.

That gap matters for your timeline, whether you are the one listing or the one looking.

The Real Estate Data Aggregator counted 192 homes for sale in ZIP 29926 during those three months - down 17.2% from the same period a year before - which is why supply tightened even as new listings climbed 8.2%.

That 34.1% figure, reported by the Real Estate Data Aggregator, is up 8.1 points from a year before - so more than 1 in 3 homes in this ZIP are finding a buyer before most people even get a showing scheduled.

The Real Estate Data Aggregator put the median sale price in ZIP 29926 at $770,000 for those three months, up 0.5% from the same period in 2025, and sellers averaged 96.8% of their list price.

Real Estate Data Aggregator. Lower months of supply and fewer days on market favor sellers. Higher share under contract in two weeks shows buyer urgency.

ZIP 29910, which covers much of Bluffton, actually carries the least supply of any ZIP here - the Real Estate Data Aggregator counted 2.9 months, down 1.3 months from a year before - and homes sold there were up 19%, the strongest sales gain in the market.

ZIP 29909, covering the Sun City and Okatie area of Bluffton, sits at 3.8 months of supply, and the Real Estate Data Aggregator shows the median sale price there rose 8.9% to $520,000, the biggest price gain of any ZIP in this market.

ZIP 29928, which covers the south end of Hilton Head Island, carries 5.2 months of supply - the most of the four - though the Real Estate Data Aggregator did count 25.9% of homes going under contract within two weeks, up 6.9 points from a year before.

The wider picture

Across all four ZIPs together, the Real Estate Data Aggregator counted 1,163 homes sold in the three months ending August 31, 2026, up 6.8% from the same period a year before, while homes for sale fell 9.3% to 1,417.

Real Estate Data Aggregator. Three ZIPs saw more buyers going under contract than a year ago. ZIP 29928 was the one exception.

Nationally, the National Association of Realtors reported existing-home sales reached 3.99 million units in September 2026, with prices up 1.3% year over year - a slower pace than what ZIP 29909 is showing on its own.

Freddie Mac also reported the 15-year fixed rate at 6.71% as of October 15, 2026, for buyers who are weighing a shorter loan term against the tighter monthly payment.

Nationally, sellers outnumbered buyers by a wide margin - Redfin reported 62.6% more sellers than buyers in the U.S. housing market in September - which makes the buyer activity in ZIP 29926 and ZIP 29910 stand out even more.

In short
  1. ZIP 29926 is the tightest part of this market right now, with 3 months of supply and 34.1% of homes going under contract in two weeks.
  2. ZIP 29910 carries even less supply at 2.9 months, with sales up 19%.
  3. ZIP 29928 is the most balanced, sitting at 5.2 months.
  4. Across the whole market, more homes sold and fewer were for sale than a year ago - even with the 30-year rate at 7.40%.

One street can read very differently from the ZIP code around it, and I will make sure that you see what is happening at that level before you price, list or make an offer - because the ZIP average is where the story starts, not where it ends.
